When landlords get bad tenant which is creating some problem then it becomes necessity to get rid of that tenants. To avoid eviction process landlord must considered things such reference of tenants, clearing all rules in agreement itself etc.

When to get rid of Tenants?

1. If your tenants is not giving rent on time or not giving rent at all.
   
2. When rent arrears occur then it is not beneficial to keep your tenants on rent.
   
3. When a tenant creates any noisy disturbances or uncleanness which may disturbs other people.
   
4. If tenant break any rule of lease, contract or written agreement in such case you want to remove your tenants.
   
5. If tenant is found to be involved in any illegal activities.
   
6. Even after completion of agreement tenant is not leaving property.

Proper Way for Removing Tenants from House

You can not remove your tenant directly without any cause or problem before completion of agreement. Tenants also have some rights with the help of which he can win case in court. Because of this reason landlord should apply proper way to get rid of tenants.

• Make a phone call to tenant and give idea about eviction process because he or she broke agreement rules.
  
• If no action is taken from tenant send letter which includes details of phone call and rules which tenants broke.
  
• Even if tenants does not respond it then take help of low and first send a legal notice to tenant.
  
• After this go to court. This process may take several weeks or months to get court orders.
  
• Even if tenant refuses to leave home then court bailiffs will be called to continue tenant eviction process.
